Availability information
Riverview Lodge is available to rent on a full week only basis from mid June to September inclusive plus Easter, Christmas and New Year. From October to May short breaks are also available (Excluding Easter, Christmas and New Year). During low season months Riverview Lodge is sometimes unavailable due to upgrading and maintenence.

2014 Price guide

The tariff is based on up to FOUR persons sharing the lodge is fully inclusive of:
All electric heating, lighting, and cooking
All bedding, linens, towels and kitchen cloths.
(As the towels are quality, fluffy white ones please bring your own beach towels.)
Beds made up for your arrival
Complementary wood, kindling, matches and firelighters to get you started with the log burning stove
Welcome pack
All cleaning materials you might need during your stay

Weekly price guide:
This comprises a seven night stay with arrival from 16.00 Friday to departure before 10.00 the following Friday.

January to May from £350
June and September around 470.00 per week for up to 4 persons
July and August 570.00 per week for up to 4 persons
October to December: from £350

The short-break price guide:
We can offer two periods for short stays:
Mid-week: This comprises a four night stay with arrival from 16.00 Monday to departure before 10.00 the following Friday.

Week-end: This comprises a three night stay with arrival from 16.00 Friday to departure before 10.00 the following Monday.

Midweek or weekend breaks available from £225

Booking
After your booking request your holiday dates will be reserved for seven days pending confirmation of your booking by the arrival of:

1. your cheque for either your deposit or payment in full (see below)
2. the names and ages of each member of your party
3. the address for each member of your party where different from your own

A £150 deposit is required when booking to confirm your holiday dates and the balance is due 6 weeks before commencement of your holiday. If the booking is made within 6 weeks of the commencement of your holiday the full amount is required to confirm your booking.

Please note: We do not have facilities for guests to pay by credit or debit card.

The safe arrival of your payment will be acknowledged and your booking confirmed either by post or by email that will also include full instructions for how to get to Riverview Lodge.

Your booking is accepted on the understanding that you are over 18 years of age, have read our terms and conditions (see below) and agree that you are your party are bound by them.

Terms and conditions
1. General. The hiring contract is between the hirer and the owner of the property, for which the booking is made, and incorporates the conditions set out below.

2. Payment. Bookings are to be accompanied by a deposit of 150.00 per booking, per week. The balance to be paid 42 days (6 weeks) before commencement of the stay. The full rental is payable at time of booking if you are due to occupy the chalet within that time.

3. Arrival and Departure times. Properties are only available AFTER 4.00pm on the day of arrival, and must be vacated by 10.00am on the day of departure.

4. Hirer's Obligation. The hirer agrees:
• To inform the housekeeper of any breakages or damage prior to departure.
• To pay for any breakage's, losses or damage to the property before departure.
• To use heating sensibly, turning heaters off when not needed.
• Not to smoke or light candles in the property or on the balcony.
• To take good care of the property, and leave it in a clean and tidy condition at
the end of the tenancy. Particular attention must be given to the kitchen, ensuring all equipment and utensils are left clean and tidy.
• To dispose of all refuse on departure.
• To permit the owners and agents reasonable access to the property to carry out any urgent maintenance.
• Not to sublet or share the property, except with persons nominated on the booking form.
• The maximum number of persons allowed at the property is clearly stated, and must not be exceeded (Owners reserve the right to terminate the hire without notice and without refund in case of breach of this condition).

5. Pets. Your well behaved dog is welcome at Riverview Lodge, a stainless steel food bowl and water bowl are provided. This is on the express condition that the pet owners are responsible for any extra cleaning that may be required, either in the property or the grounds. Any extra time that needs to be spent by the housekeeper on cleaning, washing or waste removal caused by the presence of pets will be chargeable.

• Prior consent MUST be obtained when bringing your dog.
• Pets shall not AT ANY TIME be left ALONE in the property.
• Pets MUST NOT be allowed on any soft furnishings or beds.
• Pets are not allowed in the bedrooms.
• Pets must have their own blankets to protect the floor coverings at all times.
• Pets shall not cause any annoyance or become a nuisance, or intimidate
occupants of adjoining premises or wildlife.

Owners and their agents, reserve the right to insist upon the removal of animals in the event of a breach of these conditions.

6. Cancellation. If the hirer wishes to cancel the booking he/she should advise the owners immediately by telephone, followed by a confirmatory letter, fax or email. Upon receipt of such a letter, fax or email the owners will (but without obligation whatsoever to the hirer) use their best endeavours to obtain a replacement letting and, if such a replacement is obtained, will then refund the hirer any monies paid, less the deposit, the deposit is non refundable. If the owners are not able to relet, the OWNER shall be entitled to retain all payments already made, and to recover, if not already paid, the balance of the hiring charge.

PLEASE NOTE: We do not provide insurance against this or against loss or injury while you are on holiday and you should approach your own insurance broker if you consider this advisable.

7. Non availability of property. If for any reason beyond the agents or owners control, the chalet is not available on the date booked, all deposits or rental fees paid will be refunded in full without interest. The hirer shall have no further claims against the owners or their agents. If the hirer wishes to transfer the booking date in these circumstances the Transfer fee (below) will naturally be waived.

8. Transfer. In exceptional circumstances, we will permit the hirer to transfer their booking within the same property, to a date within the same year (subject to availability). There is a 20 administration charge for all booking transfers.

9. Liability. No liability is accepted for any loss, damage, sickness or injury, howsoever caused, which may be sustained, during the holiday to the hirer, or any member of the hirer's party or any invited person, or any car and its contents, or any possession of the hirer or any member of the hirer's party or guest.
